Welcome to The Cosy Hutch we look forward to welcoming you.
When making a booking at the Cosy Hutch you and your guest are agreeing to the following terms and conditions, please take time to read these. If you have any questions, please do not hesitate to contact us before making a booking.
Booking
- The lead guest must be at least 21 years of age.
- ID must be presented on arrival and must match with the guests booking details. Entry will not be permitted without ID and no refund will be issued.
- If the person making the booking is different to the lead guest, the person making the booking may be held responsible for cancellation and damages.
- Maximum occupancy is 2 guests.
- The booking is not confirmed until the deposit or full amount is paid. Final payment to be paid in full 7 days before the check-in time (3pm) of the arrival date. Bookings not paid in full 7 days before the check in time(3pm) of the arrival date would lose their deposit and are not entitled to a refund.
Check-in & Check-out
- Check-in is from 3pm-11pm on day of arrival, please inform us of any late arrivals.
- We request that guests kindly let us know in advance the time they would like to check in and to keep us updated if this time changes on the day of arrival.
- Check-out is by 11am on day of departure.
- You must make sure all windows and doors are locked.
- Please ensure the electric radiator is switched off.
Key safe
- Please do not share the key safe number. Key must be returned to key safe on check out and the key safe number must not be left showing.
- Lost keys will incur a cost of £100, due to locks having to be changed.
- We advise that the key is placed into the key safe every time you leave the property, so this doesn’t happen.
Visitors
- No visitors are allowed on the property including the front and back garden unless agreed in advance with the host.
- Please note our property is not for parties or any other inappropriate behaviour.
- Only the guests (maximum occupancy of 2 people) named at time of booking are allowed to use the property.
If we conclude that this policy has been breached, we reserve the right to expel the entire party with no refund.
Noise & Neighbours
- We ask all guests to agree to always respect the privacy and peace of our neighbours. Quiet hours between 11pm – 7am.
No Commercial Photography
- Guests are prohibited from using the property for photoshoots intended for profit, advertising, or brand promotion. This policy bans product shoots, fashion campaigns, or paid commercial content,
Smoking
- This is a smoke-free and Vape-free property. Smoking is only allowed in outside areas.
Pets
- Unfortunately, we do not accept pets on our property.
Parking
- Parking is provided for ONE car on our drive, providing you accept that you park at your own risk.
Lost Property
- Any lost property left behind by guests will be held for 1 month. We will try and reunite these with their owners. We accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before they check-out.
- We may offer to post lost items via recorded delivery at the cost of the guest; otherwise, collection can be arranged.
Care of Premises
- Any damages caused by any guests during their stay, including breakages, spillages, stains, damage to furniture of fixtures and fittings should be reported to us please.
- We reserve the right the charge the lead guest for any significant damages caused by any of the guests during your stay.
- Please note our property is not for parties or other inappropriate behaviour.
Other things to note
This is our family home, privacy is respected but just to inform you the front garden, drive & back garden are shared with family members. The Hutch has its own private fenced off space with seating within the back garden.
Cancellations
- We offer a full refund if bookings are cancelled 5 days before the arrival date.
- For cancellations after this time, the reservation is non-refundable.
- Travel Insurance: It is highly recommended to have travel insurance to cover unexpected cancellations.
- Owner Cancellation: If we cancel your booking, guests are entitled to a full refund. We would only cancel your booking if the accommodation was unavailable for reasons beyond our control. Our liability would not extend beyond a refund.
Payment
- A 20% deposit ( or full payment if arriving within 7 days) is taken at time of booking.
- Final balance to be paid 7 days before the arrival date.
- Once the booking is made you will be sent a confirmation email, with payment details.
- Booking is not secured until deposit is received.
- Payment to be made via Bank Transfer.
- Privacy Notice- We treat your data with care and respect, never sharing it with third parties. Please refer to our privacy notice for details.
